The North Carolina Housing Table is bringing big housing conversations to every corner of the state—and this month we turned our attention to the Outer Banks. Local leaders from Dare County, Duck, Nags Head, and neighboring towns joined our virtual policy talk to share what it really takes to keep coastal housing affordable. From rising construction costs to tricky septic rules and lot coverage limits, the Outer Banks faces unique barriers that make building new homes or adding accessory dwelling units (ADUs) a constant challenge.
Creative Ideas—and the Roadblocks
During the discussion, planners, builders, and advocates explored solutions like ADUs, modular construction, and workforce housing on commercial properties. They also wrestled with questions around short-term rental regulations, the high cost of building secondary units, and the statewide need for more than 700,000 additional homes. While no single fix exists, the conversation highlighted how sharing ideas—like celebrating successful ADU projects or converting underused commercial space—can spark progress.
